Finance & Mortgage Services

Commercial Mortgages

Whether you're a business owner looking to purchase premises to operate from, or an investor buying a property to let out to commercial tenants, a commercial mortgage is likely the right financing option for you.

Bridging Loans

Bridging loans provide fast, short-term finance to purchase a property or fund renovation work, particularly useful where a property is uninhabitable or you need access to funds quickly. Whether you require a regulated bridging loan for a residential property or an unregulated option for investment or commercial purposes, we can help you find a deal to suit your needs.

BTL Mortgages

Buy to let mortgages fund the purchase or remortgage of a rental property, a house or flat, that will be home to a tenant. Whether you're investing as an individual or through a limited company, we can help you find the right buy to let mortgage for your circumstances.

Second Charge Mortgages

Need to raise additional finance but don't want to touch your existing mortgage rate? A second charge loan lets you release funds from a property that already has a buy to let mortgage, commercial mortgage, or bridging loan in place, while keeping your current arrangement exactly as it is.

Holiday Let Mortgages

Investing in a property to let out to holidaymakers rather than long-term tenants? You'll need a holiday let mortgage, a specialist product designed around seasonal rental income rather than a standard tenancy. Lending criteria can vary widely between providers, particularly around occupancy levels, location, and personal use of the property. We can help you navigate the options and find a mortgage that fits your plans.

Business Loans

Business loans can provide the breathing space or investment your business needs to keep moving. From short-term cash flow solutions to longer-term funding for stock, equipment and operating costs, we'll search the market to find the right fit for your business.

Development Finance

Whether you're renovating a single property or delivering a ground-up build of a new housing estate or commercial premises, development finance can be structured to suit your project. Our specialist team can help you find the right funding at every stage, from initial purchase through to completion.

Business Protection Services

Your business relies on its people, from key decision-makers to shareholders and directors. Our range of business protection solutions helps safeguard your company against the financial impact of losing someone vital, ensuring continuity, stability, and peace of mind for everyone involved.

Relevant Life Insurance

Relevant Life Insurance is a policy your company takes out on your behalf as an employee or director. If you die during the term, the insurer pays a tax-free lump sum directly to your chosen beneficiaries, typically your family or partner. Because premiums are paid by your employer as a business expense and the policy is written in trust from the start, it's a highly tax-efficient way to provide life cover: there's no income tax or National Insurance on the premiums, the payout falls outside your estate for inheritance tax purposes, and your employer still benefits from corporation tax relief. It offers the protection of personal life insurance, without the tax complications.

Key Person Insurance

Key Person Insurance is life cover your business takes out on an individual whose loss would cause significant financial strain, a director, founder, or someone with specialist knowledge or client relationships critical to the business. If that person dies or is diagnosed with a critical illness and can't work, the insurer pays a lump sum directly to your business. This cash can replace lost profits during the transition period, repay loans or financial obligations tied to that person's contribution, and cover recruitment costs while the business stabilises. Because the policy is owned by the company and pays out to the company, it avoids personal tax complications for the individual insured, and is often a requirement from lenders providing business finance. Key person cover is a safety net that gives UK businesses the time and resources to recover from losing someone vital to their success, without the immediate pressure to stop trading.

Shareholders Protection Insurance

Shareholder Protection Insurance is a life insurance policy (with or without critical illness cover) that each shareholder takes out, usually on themselves. Upon a shareholder's death or critical illness, the policy pays a lump sum, allowing the remaining shareholders to purchase their shares at fair market value. Because the policy is written under a business trust or Cross Option Agreement, matched to the value of each shareholder's stake, and structured to minimise tax implications, the remaining shareholders can fund the purchase without draining company cash reserves, without forcing the deceased's estate to sell at a loss or face delays, and without risking outside parties gaining influence over the business. It's a way to protect business continuity while treating the deceased's family fairly.
